The site is in close proximity to public transportation and a short walk to shopping and commercial districts;
A central courtyard allows natural light and ventilation to reach each suite, front to back, thereby passively reducing the amount of energy required for artificial lighting, heating and cooling;
Renewable or recycled construction materials were used wherever possible;
Social interaction and neighbourhood watch aspects are encouraged by providing the main entry to each suite at grade or through the centralized courtyard;
Enhancement of the local community by complimenting the historic architectural character of the New Westminster heritage.

2013 ROYAL CITY BUILDERS AWARDS RECIPIENT People's Choice - Modern Residential
For this project, D T A rezoned and redeveloped the site through a Comprehensive Development (CD) zone based on the RM2 designation. The design complements the historic character of New Westminster, but with a sensible, modern approach, combining the scale and character of the neighbourhood and acting as a transition between the original single-family homes in the vicinity, and the more recent multi‐family buildings nearby and adjacent. This benefits the community by strengthening the positive aspects of the local architecture.
The building form is articulated as two blocks (north and south), each further segmented into two distinct shapes echoing the historic, heritage single-family dwellings found in the area. Each block consists of two‐and‐a half storeys with 8 (two‐bedroom) pedestrian‐oriented units. The south block’s lower units are oriented to the street and the remainders are accessed via a central landscaped courtyard, acting as an internal focal point for the development.
